- Building Permit Activity: New permits for single-family homes and
townhomes now total 26 for the year (six were approved in May).
Additionally, 2 Townhouse permits have been issued. The budget for this
period was 8. This is a significant improvement over 2009. Currently, 39
houses and 2 townhouses are under construction in the Village (9 in Kahite).
- As of mid-June, the Village has 33 open boat slips and 2 open PWC slips
(Kahite has 2 open PWC slips). It is likely that not many of the remaining
slips will be rented this year. POA had budgeted for 50 open slips this
year.
- Financial: Revenue year-to-date was $5,353K versus a budget of $5,247K.
While golf revenue continues to be lower than budgeted due to the weather
earlier this year, improvement was seen in May (413 rounds played over
budget), and June looks strong as well. Wellness Center memberships, new
home permits and higher water/sewer revenue continue to exceed expectations.
Year-to-Date Expenses were $5,780K vs. a budget of $5,654. This is largely
due to timing of maintenance projects (street and parking lot paving,
planned repairs of water/sewer substations, equipment maintenance) that have
occurred earlier than expected. There is a significant savings in personnel
costs to this point due to unfilled positions. The Village’s cash position
stands at $4,635K or $183K better than budgeted.
The Board approved the sale of two POA owned
lots at 111 Dudi Trail and 141 Sikwa Trail for $3,001 each. The lots had
been auctioned with a $3,000 minimum.
- Other Actions:
- Delinquent assessment accounts stood at 732 at the end of May totaling
$1.28M. This is down from 790 delinquencies at the beginning of the month.
Each month, delinquent lots add about $66K to the outstanding delinquent
assessment total. 447 of the delinquencies are more than 360 days.
Currently, the POA owns 33 lots. There are an additional 170 in some stage
of foreclosure proceedings.
- There are a total of 6,730 lots in the Village. Currently, 53% of those
lots have homes on them (3,570).
- Last month, Doug Patterson announced that he wishes to end his contract
to run food services at the Yacht Club while retaining the food services at
the Toquo and Tanasi Golf Courses. POA has interviewed other contractors and
has narrowed the field to two. The POA Board has authorized Winston Blazer
to enter into contract negotiations. He is scheduled to report back to the
Board no later than the next Board meeting. Both contractors have agreed to
honor commitments for events at the Yacht Club and to interview all of the
current employees.
- The POA Board adopted a policy relative to POA membership list
distribution. Basically, the new policy formalizes what has been the
practice of the POA for a number of years. The policy states that the
membership list shall only be used by the POA for purposes directly related
to the operation, administration and governance of the association. Unless
authorized by the policy or required by law, the list shall not be released
to any member of the POA or any third party except for the purposes of
communicating with members and electronic voting. Members are allowed to
inspect and, in certain instances (e.g., candidates for POA Board
positions), copy the list. Such requests must be made following the
guidelines for records review set up by the POA.
HOA BOARD MEETING
May 10, 2010
[Note: The Tellico Village Home Owners Association
meets on the second Monday of each month at 9:00AM at the Chota Rec Center.
There is an Open Forum at the beginning of each Board Meeting. Any HOA Member
may address issues to the Board at that time. To be placed on the Agenda, you
should contact Board President Rich Planzo in advance of the meeting. The next
HOA Board Meeting is on July 12.]
- Membership: Through June 4, the HOA has received 1363 dues payments from
memberships. This is over 99% of the 2009 year-end total.
- Starting with the July 19 Welcome Coffee, the New Villagers Club and the
HOA will combine their welcome orientations into a single periodic meeting.
The Chairs for the new format will be Mark and Debbie Montgomery from New
Villagers and Nancy Eident from the HOA. It was thought that combining these
presentations was the best way to present a consistent, high quality message
to Tellico Village newcomers while providing an opportunity for both
organizations to work more closely together.
- The HOA VP-Social, Pam Gibson, requested that the Board revisit the
policy of requiring a non-refundable $20 deposit for couples participating
in Dining Out events. The Board accepted her proposal that it be reduced to
$10 per couple.
- The HOA will host a "Meet The Candidates" forum for those running for
County Mayor and General Sessions Judge. The session is schedule for July 8
from 7 to 8:30pm at the Yacht Club.
- The HOA and POA Board are working jointly on a "State Of The Village"
presentation. It is scheduled for September 9 from 7 to 9:30pm at the
Community Church.
- The HOA has begun the process to identify a slate of officers for 2011.
The By-Laws call for a five person nominating committee consisting of two
current Board members and three people from the general membership. From the
Board, Linda Kaump (Past President) and Rick Blough (New Villagers Liaison)
have been chosen. Linda will chair the nominating committee. Cathy DeBoer,
Jim Lane and Mike Murphy have agreed to serve on the committee. If you are
interested in serving on the HOA Board next year, please contact one of
these individuals.

general membership meetings each year during the second month of each quarter at
